SAP’s

SAPS are a government legislated requirement for every new build, as well as most conversions and extensions – to comply with Part L of Building Regulations. BUILDING CONTROL WILL NOT SIGN OFF A PROJECT BEFORE RECEIVING THE PASS RATED SAP ASSESSMENT. At DALC we provide SAPS at ‘as design’ stage and ‘as built’ stage. No site visit is required, we work off plans and specification. We cover the entire UK. For a quick and efficient service, please contact us.

Sound Tests

Building regulations Part E require that buildings are to be tested prior to completion in order to confirm they meet or exceed Part E standards. BUILDING CONTROL WILL NOT SIGN OFF THE PROJECT UNTIL THEY RECEIVE THE SOUND TEST REPORT CONFIRMING STANDARDS HAVE BEEN MET. Our qualified engineers will provide design advice for your project to meet the necessary standards as well as full Sound Testing and report prior to completion. Air Pressure Tests

Air tightness testing, also known as air permeability testing or air leakage testing, has been a mandatory part of the Building Regulations for new build and refurbishment projects since 2006 under Approved Document L. The test determines the rate at which air leaks out of a building. The air permeability test is an essential component in a SAP assessment. Water Consumption Tables

Part G of the Building Regulations sets a standard of 125 litres of water usage per person per day for domestic buildings. This comprises internal water use of 120 litres per person per day, and is in line with Code Levels 1 and 2, plus an allowance of 5 litres per person per day for outdoor water use. Building Control will request Water Consumption Tables prior to completion of a project. DALC provides calculations displaying the water consumed within the dwelling. Asbestos Surveys

Asbestos was banned in the UK in late 1999, so any property that was built after 2000 will not contain asbestos and no survey will be required. However, asbestos was used in the construction of buildings since the 1800’s. Asbestos regulations have been brought in to protect people from asbestos related diseases. These are serious and can cause serious illnesses and even death. DALC provide Asbestos surveys as well as an Asbestos removal service by qualified surveyors. Street Name & Numbering Applications

Property developers have enough on their mind to deal with than to spend their time going backward and forward with the local council to arrange a new or change of address. DALC has a dedicated service for arranging applications via the relevant local authority. We will arrange the entire street name and numbering process for you. Lease Plans

DALC provides Land Registry compliant lease plans. We cover the entire England and Home Counties. For a swift and efficient service please contact our office.

Fire Risk Assessments

Ensure your tenants are safe. Fire risk assessments are a legal requirement as per “The Regulatory Reform (Fire Safety) Order 2005”. You must identify all potential fire hazards in your block.
